Common Tiger Run Resort Questions

1: How much are the Association Fees? $250 per month, which covers common area maintenance, water, sewer, cable TV, Wi-Fi, Trash, lawn mowing, HOA management, and more.

2: Can I rent my Chalet or Rv Site? Yes, there is an on-site management company who can handle renting your Chalet or RV Site. The property management fee is currently 40% based on the gross rent. Earn rental income when you aren't staying at your property! (Legendary Realty of the Rockies is not affiliated with the HOA property management company.)

3: How much are property taxes? Taxes range from $600 to $3,400 per year depending on the assessed value and type of the property.

4: What Amenities are available at Tiger Run? A 12,000 sf Clubhouse is centrally located in the Resort complex and contains an indoor swimming pool, two hot tubs, game room, TV lounge, laundry facility, bathrooms with showers and dressing area. Outside we have a volleyball court, basketball court, two tennis courts, and children's playground. Our pavilion with its large rock fireplace serves as a great meeting place for summer entertainment and activities. For the fishing enthusiast, the Blue River borders the Resort on the west boundary, and the Swan River runs through the Resort. Trails for Mountain Biking and Hiking lead to the Resort.

5: Can I live at Tiger Run year round? No. Occupancy of the Park Home and Recreational Vehicle sites within the Property is restricted to short-term Owner or renter occupancy. Occupancy by Owners (including occupancy by an Owner’s renters, family, guests, invitees, or any combination thereof) within the Resort Community is limited to no more than six (6) consecutive months or more than a cumulative total of eight (8) months in any calendar year. These occupancy limitations apply to all Owners (including occupancy by an Owner’s renters, family, guests, invitees, or any combination thereof) and cannot be extended regardless of the number of units held by any Owner.

6: Are there any current Special Assessments? No

7: Are Pets allowed? Yes. The County code does not allow more than an aggregate of 3. You can have two dogs and one cat or two cats and one dog. You will find that Breckenridge is a very "Pet Friendly" area. Of course, all pets must be kept on a leash or under voice control and Owners are expected to clean up after their pets

8: Is the land Leased or owned Fee Simple? All sites within the community are individually owned Fee Simple and are conveyed by a General Warranty Deed.

9. Where can I find financing on Tiger Run Chalets? We work with a local bank that will provide financing to our prospects. Loans typically require 20-25% down, 25 Year amortization, 5 year fixed rate then adjustable, rates start at 4.75% dependant on your credit score and financials. 10. Can I install a Hot Tub on my lot? Hot Tubs are not allowed at this time due to water restrictions.
