1. What are the monthly association fees?
Association dues are currently $475/month. This includes water, sewer, trash, Wi-Fi, lawn care, street and walkway snow removal, irrigation water, full access to the Clubhouse amenities, and all common area maintenance. You get peace of mind, without the typical second-home headaches.
2. Can I rent out my Chalet or RV site?
Yes. Owners are welcome to rent their property. There is an on-site management company available to handle bookings, guest services, and turnover. Current management fees range between 30% to 40%, depending on the length of stay. It’s a great way to earn income when you're not enjoying the property yourself.
3. How much are the property taxes?
Annual taxes typically range from $2,100 to $7,800, depending on the assessed value of the specific lot or chalet.
4. What amenities does Tiger Run offer?
Tiger Run is not your average mountain resort. Residents and guests enjoy:
- A 12,000 sq ft private clubhouse
- Heated indoor pool
- Two hot tubs
- Fitness center
- Arcade
- Owner’s lounge
- Laundry & dressing rooms
- Outdoor volleyball, basketball, and tennis courts
- Playground, dog park, and BBQ area
- Community firepit and a stunning outdoor pavilion with a grand fireplace
- Fishing on the Blue River and nearby biking/hiking trails
5. Can I live at Tiger Run year-round?
Tiger Run is zoned for seasonal use only. Occupancy is limited to no more than 6 consecutive months, and no more than 8 months total per calendar year—whether it's the owner, renters, guests, or any combination. These limits apply regardless of how many properties you own within the resort.
6. Are there any special assessments planned?
As of May 2025, there are no approved special assessments. We always encourage buyers to verify during their due diligence period, but the HOA is well-managed and transparent.
7. Are pets allowed?
Yes! Tiger Run is a pet-friendly resort. Owners may keep two dogs and one cat, or two cats and one dog. All pets must be leashed outdoors, and owners are expected to clean up after them. Breckenridge is known for loving its four-legged residents.
8. Is the land leased or fee simple?
Every site is fee simple—you own your land, and title is transferred by Warranty Deed. No land lease here.
9. Can I finance a chalet at Tiger Run?
Yes, but not with conventional financing. We work closely with a local lender who understands these unique properties:
- 30% minimum down payment
- Amortization options: 5 to 25 years
- Initial 3–5 year fixed rate, then adjusts
- Rates based on personal financials and tied to the JP Morgan Chase Prime Rate
Chalets sit on non-traditional foundations, so most national banks won’t finance them—but we have you covered.
10. Can I install a hot tub on my lot?
No. Hot tubs are not permitted within Tiger Run due to utility load restrictions and HOA guidelines.
