Tiger Run Resort Common Questions
1: How much are the Association Fees? The monthly association dues are $400 and covers water, sewer, Wi-Fi, trash, snow plowing (streets and common walkways), lawn mowing, use of the Clubhouse, irrigation water, and maintenance of common areas. *There is a motion to increase the dues to $475 per month starting January 2025.
2: Can I rent my Chalet or RV Site? Yes, there is an on-site management company who can handle renting your Chalet or RV Site. The rental management fee is currently 30-40% depending on the length of stay. Earn rental income when you aren't using the property.
3: How much are taxes? Taxes range from $1,600 to $4,800 +/- per year depending on the property's assessed value.
4: What Amenities are available at Tiger Run? The gated Tiger Run community offers a 12,000 sq ft Clubhouse with a heated indoor swimming pool, 2 hot tubs, fitness center, arcade, owners lounge, laundry, and dressing rooms. Outdoors, guests can enjoy volleyball, basketball, tennis courts, a playground, dog park, community fire-pit, BBQ area, and an outdoor pavilion with a grand rock fireplace. Fishing enthusiasts can relax along the Blue River, and guests can take advantage of the mountain biking and hiking trails leading to the community!
5: Can I live at Tiger Run year-round? No. Occupancy of the Park Home and Recreational Vehicle sites within the Property is restricted to short-term Owner or renter occupancy. Occupancy by Owners (including occupancy by an Owner’s renters, family, guests, invitees, or any combination thereof) within the Resort Community is limited to no more than six (6) consecutive months or more than a cumulative total of eight (8) months in any calendar year. These occupancy limitations apply to all Owners (including occupancy by an Owner’s renters, family, guests, invitees, or any combination thereof) and cannot be extended regardless of the number of units held by any Owner.
6: Are there any upcoming Special Assessments? No special assessments have been passed as of November 2024. However, there is a motion to increase the dues to $475 per month starting January 2025.
7: Are Pets allowed? Yes. You can have two dogs and one cat or two cats and one dog. You will find that Breckenridge is a very "Pet Friendly" area. Of course, all pets must be kept on a leash, and Owners are expected to clean up after their pets.
8: Is the land Leased or owned Fee Simple? All sites within the community are owned Fee Simple and are conveyed by a Warranty Deed.
9. Where can I find financing on Tiger Run Chalets? We work with a local bank that will provide financing to our prospects. Loans require a minimum down payment of 30%, 5-25 Year amortization, 3-5 year fixed rate then adjustable, rates are based on your financials and the JP Morgan Chase Prime Rate. Due to the foundation type, these types of properties do not qualify for conventional financing.
10: Can I install a Hot Tub on my lot? NO. Hot Tubs are not allowed in Tiger Run.
