 Chalets (Park Homes): 

 The HELOAN is a 5/1 ARM with a maximum amortization of 25 years and a maximum loan to value/loan to cost (whichever is less) of 75%.  This is for chalets, not land only. This is a full underwriting full documentation loan request.

 Subject to underwriting and subject to change, please see the following:

 For all of the following options there is an applicable 1% Origination Fee

 For loan amounts of $250K or more the rate is low to mid 5’s.  Approximately 5.375% fixed for five years and then it will adjust annually thereafter to an approximate rate of prime + a margin of .625%

 For loan amount of $500K or more the rate is low to mid 5’s.  Approximately 5.25% fixed for five years and then it adjusts annually thereafter to an approximate rate of prime plus a margin of .50%

 For loan amount of up to $249,999 there is a significant increase (this is always the case) and the rate would be approximately 6.75% fixed for five years and then it will adjust annually thereafter to an approximate rate of prime plus a margin of 2%.

 Lot Loans (land only without a chalet)

 A 1% Origination Fee is applicable to all of the following options as well.  The rate ranges from mid to high 5’s. With the exception of the lower loan amount of $100K or less.  Please see below for land loans, this information is subject to underwriting and subject to change.  Depending on the loan amount this could be processed as an abbreviated stated income approach, underwriting reserves the right to request additional information and documentation if need be.

 There are a couple of different land loan options but the 3/1 ARM with a maximum 10- 15 year amortization (loan amount will factor in on the maximum amortization whether it be 10 or 15 years)

 For land loan amounts of $100,001-$199,000 the approximate rate would be fixed at 5.875% for the first three years, then it would adjust annually thereafter at approximately prime plus a margin of 1.125%.

 For land loan amounts of $200K- $349,999 the approximate rate would be fixed at 5.50% for the first three years.  Adjusting annually thereafter to approximately prime plus a margin of .75%.

 For land loan amounts of $350K - $499,999 the rate would be fixed for three years at approximately 5.375%, adjusting annually thereafter to approximately prime plus a margin of .625%

 For land loan amounts of $500K or more, the rate would be fixed for three years at approximately 5.375%, adjusting annually thereafter to approximately prime plus a margin of .625%.

 Just as with the HELOAN (with chalet), when the loan amount is $100K or less rate increases significantly.  The approximate rate would reflect 6.875% for three years , adjusting annually thereafter to approximately prime plus a margin of 2.125%.

 Loan application checklist:

  Signed, completed personal financial statement (link provided above)

 Last two years of personal tax returns with applicable statements i.e. K-1s, W2s, etc.

 Last two years of business tax returns - if applicable

 Current pay stub or proof of distribution

 Current asset statements i.e. bank, IRA, 401k, stock, etc.

 Buy/Sell Contract
