-Rates fluctuate and can fluctuate based on amenities and overall site conditions. These projections are based on lowest tier

-Occupancy based on zero owner usage. Modify to create practical projection based on owners anticipated usage  

-Monthly rentals are successful during winter ranging 3-6 months. Modify on preference of nightly vs monthly rentals  

-Holiday rates not included in nightly rate. July 4th week and holiday/Xmas break are holiday rates  

-30% commissions for lease driven winter monthly rentals and 40% for nightly vacation rentals  

-All months based on 30 day estimate for revenue calculations

-Owner annual HOA dues are $5,700

-Property taxes vary by site
